Why choose one of our rooms?

Many new students look at multiple rooms before choosing one, and aside from the amount of rent, their main priorities are:

  1.  How far is the room from Griffith University?
  2. How nice is the room?

After looking at 15 houses, they tend to pick the nicest place that is closest to the university.

While these two issues may seem significant, other matters are more important. We know because many of our tenants come to us from such houses and tell us all the problems they suffered.

Here is a much better checklist of things you should be concerned about:

  1. Does the landlord help you fix problems that might occur with other tenants, for instance, when they make too much noise or are untidy?
  2. Does the landlord allow visitors to come to the house, who are loud, throw parties, make a mess, cause trouble, keep you awake, and disturb your study?
  3. Does the landlord return the bond when you leave, assuming you followed the rules?
  4. Does the landlord answer your calls or texts immediately?
  5. Does the house have a limit of five or six tenants only? Or are there nine or ten people, even when you were told it was only six?
  6. Does the rent include electricity, water, internet, dishwashing liquid, handwash, rubbish bags, washing baskets, clothes hangers, insect spray, cleaning cloths, sponges, mops, buckets, irons, ironing boards, desk fans, cutlery, pots, pans, plates, dishes, cups, glasses, rice cookers, cutting knives, cutting boards, other utensils, dustpans, brushes, liquid toilet cleaner, and TV?
  7. Is the internet service the best it can be, or is it less than perfect, with a slow or inefficient connection?
  8. Are bus or tram stops nearby?
  9. Are shopping centres conveniently accessible by car, bus, or tram?
  10. Does the house have bi-annual pest control to prevent cockroaches, spiders, etc. infesting the home?
  11. Does the landlord replace appliances immediately when they break down and perform needed repairs speedily? Or does he keep you waiting weeks for both?
  12. Is the house near noisy freeways, or close to mosquito filled creeks, drains, or swamps?
  13. Is the house subject to flooding?
  14. Do all bedroom doors and windows have locks?
  15. Are there security screens on all windows and doors?
  16.  Are there two refrigerators in the house?
  17. Are there noisy neighbours or dogs next door?
  18. Is there sufficient room to park your car?
  19. How far is the room from Griffith University?
  20. How nice is the room?
  21. Does the house have roof insulation and whirlybird roof vents?
  22. Are smoke detectors installed?
  23. If there are pools, are they maintained and free to use?
  24. Can the landlord store your luggage and/or car when you go on the summer break?
  25. Will your landlord help you in case of any emergencies, speedily?

As you can see, we place ‘distance from university’ and ‘how nice room is’ at numbers 19 and 20.
